Elite Homes Ltd., Calgary - Lot Financing

Fully Financed - Closed for Investment.

Unity Investments (UI) today announced it has reached an agreement for a joint venture on the purchase and development of 62 single-family lots in the Taralake subdivision in Calgary. The agreement reached with a private "Sophisticated Investor" for undisclosed terms is scheduled to close on December 24, 2004. The agreement will create an additional capability of Unity Builders Group to develop homes via its subsidiaries Greenboro Homes, Elite Homes and Today's Communities.

Unity Builders Group manages the sale and development of more than a thousand homes with an annual construction turnover in excess of $330 million. With this partnership, UBG, through its subsidiary Elite Homes, will manage approximately $6.0 million in additional annual construction turnover for the next 2.5 years.

In addition to strong capability in home building, Elite Homes brings expertise in managing sales and customer expectations.
